Many investors look for at least $100–$200 per door per month after every cost, including a repair reserve and vacancy. Below $100, a single repair can erase a year of profit.

What expenses should a rental property calculator include?

Property tax, insurance, vacancy, repairs and big-ticket replacements (roof, HVAC), property management, HOA fees and the mortgage. Leaving out repairs and vacancy is the most common mistake.

What is the 1% rule?

A quick screen: monthly rent should be at least 1% of the purchase price. It's a rough filter only — taxes, insurance and interest rates decide the real cash flow.
